How does Axios screen potential renters?

How is maintenance handled?
We use our dedicated in-house maintenance technicians whenever possible to help save our homeowners money. For more specialized or technical work, we rely on a trusted network of contractors and vendors to complete the job. In most cases, we cover the upfront expense and deduct it from the following month’s distribution for your convenience.

How are rental rates calculated?
We determine rental rates by analyzing local market conditions, property characteristics, economic factors, and comparable properties to ensure competitive and accurate pricing.

What are my responsibilities as a property owner?
Property owners are responsible for maintaining the property in a safe and habitable condition, funding repairs and maintenance, maintaining proper insurance, approving major expenses, and complying with all applicable housing laws. Axios manages day-to-day operations and keeps owners informed.

What is the management fee?
We provide full property management services for a 9% monthly fee of rents collected. No hidden costs or junk fees. We only collect our management fee when the unit is occupied.

What are the utility responsibilities?
Electric and gas utilities are transferred into the tenant’s name and will follow them upon move-out. Water, sewer, and garbage services must remain in the owner’s name, with billing redirected to Axios to ensure payments are made on time. We then bill those utility charges back to the tenant accordingly.

What insurance is required?
The Owner must maintain adequate insurance coverage for the property, including liability and property damage protections.

What is considered "normal wear and tear"?
Normal wear and tear refers to the natural aging of a property that occurs through ordinary, careful use over time. This includes minor cosmetic issues that happen gradually and are not the result of neglect or misuse.
Examples may include light wall scuffs, small nail holes, faded paint, or gently worn flooring. Any damage beyond this may be considered the tenant’s responsibility.

What is the rent collection procedure?
The manager is to collect all rent payments no later than the 3rd of each month, with distributions completed to owners by the 10th. We will reimburse any covered expenses from the month prior before any distributions are made. Payments are made to owners through ACH direct deposits to complete the fast and efficient process.

How often do you inspect properties?
Axios conducts inspections at move-in and move-out, along with routine annual inspections. Additional inspections may be completed as needed to address maintenance issues or property concerns. We use third-party software to capture detailed photos of all areas of the home, both inside and out, providing owners with a comprehensive overview of their investment.

We begin with a comprehensive move-out inspection, complete with detailed descriptions and high-quality photos documenting the property’s condition. From there, we promptly coordinate necessary repairs, maintenance, and a thorough deep clean—re-elevating your property to its fullest potential and preparing it for its next chapter.
