We hold a security deposit equal to one month’s rent. Deposits are not to be applied to last month’s rent. If rent increases tenants will be responsible to add the difference to the held amount at lease Renewal.

Each property varies depending on owner preference. Lease violations will be issued for all animals discovered that are not permitted. If a pet is permitted we will charge $35.00/month per pet with an additional pet deposit held. 

NOTE: Service animals and emotional service animals are not considered pets. There is an obligation, however, to notify management and make the request. We utilize a 3rd party vendor to ensure all documentation is collected and verify the authenticity.

Our office staff will coordinate routine and emergency maintenance. Tenant damages are billable back to the tenant. No maintenance is to be performed by the tenant without written permission from the management company.

Renters insurance is always required.

Lease terms are typically 1 year.

Rent is paid through the online tenant portal.

All lease changes must be approved by Axios. Anyone being added must apply and pass screening, and all changes must be documented in writing before they take effect. Please contact our office to begin the process.
